PLEASE DONT LIVE HERE!!!!!!!

First of all nothing was the way they said it would be. We were told we would have vinyl hardwood throughout the living area. Second on move in day not only was the employee an hour late, they had not even made a copy of the key to the unit and had to wait another two hours to get in and move (with a truck that charged by the hour non the less). After finally getting into the unit they employee proceeded to threaten my mother.

Things only got worse once we were fully moved in. The air broke twice in the 6 months that we lived here. BUGGGGGSSSS galore!! I know all apartments have bugs but I have never in my life had this kind of problem and I keep a VERY clean house.

PLEASE!! DO NOT MOVE HERE!!!
Hi I'm considering moving there... Were you staying on a top floor or walk in level? Also which direction were you facing? (Please don't say towards the lake)

DON'T RENT AT VERANDA ESTATES!

I have lived at Veranda Estates Apts since 2000; I will move when my lease is up in September 2014. The apts were sold to the new out of state owners about 6 months ago; J & D Realty Management is managing the apartments; they are absolutely horrible; my apt flooded three weeks ago and we were forced to pull up the carpet to dry under it with fans; the management is refusing to fix my carpet now that it is dry; plus, it took maintenance 8 hours to respond to my emergency maintenance call as water flooded into my apt. I warn you; if you rent here, you will regret it. Water bill in excess of $100.00 per month every month; $8.95 charge/month just for them to send you a bill. They are not interested in taking care of the interior of the apts, just the parking lot. A horrible place to live; extremely uncomfortable; not a place you can call home since the new owners took over.
Has anything been done yet? I live here too and my apt flooded last week. So far only fans and a dehumidifier that I have to empty. I am concerned because my son has asthma.  Management does not seem to have an action plan or sense of urgency. 

Nice Community, Peaceful living!!

Rosewood is a nice community. I have the best neighbors in my building! The city is now called Peachtree Corners and a great place to live. My issue with the property is the Owners The Connor Group. Very bad business practices and the turn over nationally is high as a result. First, you have to purchase cable/internet through them at anywhere from $90 to $100 a month depending on which community. You are billed automatically through your water/sewer/trash bill. Then they nickel and dime you to death on fees. The bill will average $170 to $190 a month, again depends on many factors like number of units. The fees they don't tell you about up front before you sign your lease. They include gate fee, common lighting fee, pest control fee, admin fee, and of course water, sewer, trash, cable/internet. NO you cannot opt out of being charged for cable/internet. Also, if you try to pay part of your bill online you won't be able to. They force you to pay the full amount if it is past the 1st when it is due. My balance was $179 I was going to pay $100 and then next week pay $79. Again, their tactics and practices that are not tenant friendly. Which doesn't make any sense cause they will refuse your rent on the 1st if the previous water bill is not paid. So why the tactics to block people from making a partial payment? Ridiculous!! I am moving when my lease is up!! I can get cable at promotional discounts from anyone and internet for $14.99 a month. Their argument is they not charging you sales taxes. Whatever! It's still more than I would pay for both on my own. Truth is they got it for $40 a month as a bulk package and they make a profit off of residences. Not that keeping you here as a tenant for a long time matters to them instead. It's really sad cause it is quality living at my place. But I rather not be nickel and dime to death just for company profits!
