Nota good place

Daughter lived there for a year, experienced nothing but problems each month. Utility fees added on. Loud pet noises but said they couldn't find which apartment it was coming from. Staff doesn't know how to handle complaints, management will not call you back. Not a good place to stay!!!!!!

Bad place to live(renters beware)

My daughter chose this place since it was close to GSU. This was the worst mistake we've ever made. They get over on college students. You never just pay rent, they always add an overage charge. The manager will not call you back. Poor customer service.

All just advertising.

I've been at One12 Courtland for over a year and I would not still be there if my rent had been raised. There are multiple reasons why I am considering not living at One12 next year:
--The maintenance is inefficient. My roommates put in a request to get their toilet fixed and it was not fixed for three weeks until my roommate had to go to the office and basically yell at them.
--The community is not good. If you want to be able to study in the evenings. Do not come here. There are constant parties and neighbors have no respect for each other.
--They say that they give generous utilities caps but this is not true. All last year I, nor my roommates, were charged extra for utilities. However, I recently had to pay extra utilities, and the amount of utilities that my roommates and I have been using has actually lessened since last year.
--The management is inefficient. I did not realize I had extra utilities charged to my account. Last year residents would receive letter mail to notify them of extra charges. They never notified me that they would stop doing so and had created online accounts that I could access. So, I was more than surprised when my new roommate told me of this. They also charge you a convenience fee of $20 if you want to pay your rent (or anything) online with your credit card. So you better have checks and money orders handy.
--Residents' privacy is not respected. In June and August there is a 2 week period between when residents move out and new residents move in. During this period they have maintenance crews come in and fix anything that needs to be fixed, touched up, and cleaned. There were at least four times when I was not notified that people would be coming into my apartment. The first time I came back from my parents' house and all of my furniture had been moved to the center of the room in the common areas and I had to move it all back by myself. The next time I came back from work and they had cleaned my kitchen and common area (which I wouldn't have minded if they hadn't used my cleaning products). Another time they came in WHEN I WAS IN THE SHOWER, and they didn't call out or knock before entering. They came in and walked around my apartment, turned on all the lights, opened all of the doors, and then just left. After this event I put a note on my door for people to knock before entering my apartment. The last time was not as bad because I was there and the woman did knock, and just came to clean the vacant bathroom.

From this you can see that One12 Courtland should be your last resort, unless you're just at college to party and have fun (because that's what the majority of the people seem to be like around here). You could probably find a better, more efficient apartment for a cheaper price somewhere else in Atlanta or even Downtown. Think again before signing that lease if it's really worth it.

I didn't rent here, however the staff was very rude and lacked energy. I felt like they were very full of themselves and got too personal when it came to "helping" me with an apartment decisions. I did however take a tour of the entire place and the model bedroom. If you are looking for a place with a lot of space (like me) this would not be for you. The images posted online are great but in person it feels exactly like a dorm room if not smaller. I honestly felt really uncomfortable there.

DON'T DO IT!!!!!!

I have been leaving here since August and there has been problem after problem. One, the rent is too high, I pay high rent per month. My roommates pay a little more than I do because of a window that does NOT have a view. Their window overlooks the side of the parking garage next door...some view! On top of that every 6 days rent is not paid, they stack on an additional $30 knowing that their tenants are college students more than likely using their refund check to pay for housing. First semester there was a flood on the first floor that destroyed the property of everyone living on that floor and the property manager was not even there personally to handle until HOURS later. They then tried to blame it on us and what we flush down the toilet -____-

DON'T MOVE HERE

This place is ridiculously overpriced. Seriously. I wouldn't recommend it. It's a set up. They'll tell you that there are more elevators being constructed but we've been dealing with ONE elevator the entire year. They promised us that the parking garage and the elevator would be connected and it IS NOT. They told us that our utilities would be included with rent and they later started billing us for more utilities. This place is ridiculous for the average college student. I hate it here and I cannot wait to buy out of my lease. The people are loud and the manager isn't so helpful. They are all MONEY HUNGRY and uncaring about the people who live here. Every SIX DAYS they add an addition $30 to your rent for late fees, knowing that everyone in here is waiting on a refund check because we are COLLEGE STUDENTS. I hate it here.

HORRIBLE!!!

Definitely not what I imagined it to be. Beyond the poor management, there are a lot of immature people who stay there. I constantly smell smoke in my room and have to hear loud music, security and management were told numerous times and nothing ever changed...not to mention it's overpriced!!!!!!!!!

This place is so poorly managed. They give you an application and assign a room of which your deposits have been made. Then a week before the semester starts I get a call stating the apartment I was approved for is no longer available. The manager never calls nor is available for assistance, only students answer the phone. Then the run around begins. I can either take a smaller place, take a shared apartment, or get my money back. Who operates business in this manner. I have 1 week to find housing and I am moving there from another state. They are so unprofessional and are not customer oriented. But the apartments are nice for college students.

Don't Move Here

Okay, from the outside, this apartment looks like a really student friendly place, but it definitely isn't.
They require a guarantor with a ridiculously high credit score to even get into the apartments, and then, if you're denied it based on the score, they want you to either pay 3 months or try and find someone to fill your spot, as if that's your responsibility.

The contract states that you can terminate the contract if you are unable to find a guarantor, but they are unwilling to honor the contract, leaving you stuck with this horrible place and them wanting ridiculous amounts of money.
Legally they cannot charge you for a service they didn't offer you. That is something you can easily fight. File a complaint with the BBB. It's a government run organization that helps individuals make a stand without needing to pay for legal services. The BBB will send a letter on your behalf and will help make sure they correct the situation and that you reach some kind of agreeable outcome.
