I would have leased in this community. The agent created excitement when she told me about the amenities and features of the community. I liked that it was easy to find, clean, and inviting.

This is a rather large community with mostly two bedroom apartments. It was well maintained.

The community was easy to locate.

There was not really any customer service. I felt it was just going through the motions on showing me a model. I was not asked who was going to live with me or what I needed. It was rushed, and she just pointed to the pool and tennis court and told me that they had a gym. We went to the model and back, and it was over. She did not really show me anything or care if I lived there at all.

My experience was not pleasant as I did not feel I was truly considered as a future resident during my visit.

Well, I've stated the same issues over and over again. Drug deals in the parking lots, Trash all over the grounds including Condom wrappers, Chicken bones, broken glass, fast food bags, beer bottles and cans, along with other things. Upon renewing my lease I was told the steep increase in my rent which was almost $100 dollars more a month, was due to all this great upgrades. Well they painted the buildings 3 different colors. they forced washers and dryers on the tenants which of course they charged us for. they told us about the great new gym we would have that has yet to open. its been about 3 months now. I've called, My fiancee has called, the office says they will take care of it. It never improves. I've been waiting for over 3 weeks now for them to fix my screen door. The grass is overgrown, the landscaping crews are junk, There are more weeds than there is grass. Pests are still an issue almost 2 years later. The ants are overwhelming. The dumpsters are never placed in there gated area. For over a month now there is a king size mattress behind where the dumpster is suppose to sit. The garbage men do not take it and they cannot put the dumpster back in its place because the mattress is blocking it. SO, the dumpsters sit out into the parking spaces. If you are considering living here I'd advise you against it. You can go a slightly north or south of here and find much better communities for not to much more money. Unlike Banyan Lake ,when they charge you a trash fee in your rent, it is because they are giving you Valet Trash service. Meaning they come to your apartment and take your trash for you. Banyan Lake charges you a trash fee just because, The charge you to throw your own trash out. I've had enough myself, I will be contacting corporate above banyan lake level I want out of here. I have over 300 pictures and videos showing the grounds, the trash, and everything else thats wrong with this place.

If you deal with anyone here, make sure it is ANNA. She is the only one I deal with. she actually takes care of issues. Helen said I'd have my screen door fixed, again that was over 3 weeks ago.

They have raised my rent $50 a year. Go elsewhere if you want to stay long term. Maitenance shows up pretty quick but does not do quality work. SideWALKS AND STEPS FILTHY.

The only complaint I have really is grounds keeping.

My own concern is the maintenance of the grounds like lights and
the trash found around.

Very dirty. We are in the back and our place never get a cleaned. This place is a dump
