The ONLY good thing about this property is the attached garage, the remainder is awful and we can't wait to leave. There is rarely ever any one in the office and when there is, it's one person and the line of people waiting to be helped is 3+ deep. The pool is like a giant party every weekend and most of the people there don't actually live there. People let their unruly kids run around and splash everyone instead of confining them to one poll so the adults can use the other without being bothered. Management does nothing about it. The pool water is filthy and so cloudy you can't even see your feet. There are cigarette butts everywhere, broken glass, and trash around the entire area.
The doors on the units will slam shut behind you if you aren't careful and many people here don't seem to care that they are bothering their neighbors. They let the door slam and it shakes the entire building. Try having some common courtesy people. Again, management does nothing. The units, at least ours, is grossly outdated and our bathroom has mismatched cabinets. The rent is grossly overpriced considering the condition of the unit, the lack of customer service, and the nasty pool and pool area.
Advice to management: Try hiring more than one person to work. I've only ever seen one person in there since the new management company took over. Next, go out to the pool, particularly on the weekends, and make sure there is not more than one guest per resident (people actually on the lease). Additionally, if kids are being unruly, kick them and their parents out and ban them from the pool for the rest of the season. Finally, stop letting just anyone move in. It appears you have no standards now and will let anyone move in. That's how the property gets trashed.

The community was nice and located in a nice area of Kingwood. I would recommend this community to others.

Yes, but the hot tub has been broken over a year and management refuses to fix it. When the system was down in July I was out of town on business and paid my rent as soon as it came up and also call them to let them know I was out of town and they are still trying to charge me late fees. Went to the office and spoke with a lady and she act like she was the manager and I knew she was not. She was very unprofessional.

It appears the agents at this location genuinely like their jobs, and are concerned with what is needed to make their community your home. I never felt unwelcomed. I was very happy with my experience at this property.

It peaceful once you get accustomed to the train early in the morning and the morning traffic off the 59. Also would mention the additional fees that were required that were not explained in great detail when completing the application process - $125 admin fee (maybe I missed this info when I filled on the app online) and the silly $10 fee from the property company because I was a new tenant.

Quiet, unless my upstairs neighbors are doing their nightly chores.

Great place to live. There are a few things I dont like. I dont like tha fact that I have to choose Sight & Sound for my cable service or that I have to go through Sight & Sound even If I want a different service. I feel as though its a small mom and pop shop that's probable related to someone within Lincoln Properties (all in the family). Other services offer better discounts going directly through them, but because of Sight & Sound we cannot take advantage of those discounts. Same for electrical servics, have to choose 1 company. Thats a minus against Lincoln Property in my opinion.

It was an exceptional community. It was very eye catching with the bright seasonal flowers and the lush landscaping. The curb appeal was great due to the cleanliness and the well maintained appearance. The community has the appearance of a luxury resort.

The property had a great curbside appeal that was inviting and would be great to call home. The staff was professional and knowledgeable of the property.

I was very impressed at the size of the floor plan. It is very spacious, and the attached garages give it a very town home feel. I loved the built-in desk, and I was very impressed at how large the den was in the one bedroom apartment. The carpet was so plush and a very nice ideal tan and brown mixture. I had a wonderful tour and a great experience. I can not wait to tell everyone I know looking for an apartment about the community.

I was satisfied with the tour that I received. The community is impressive and would make a very good home. If I had to point any one thing out it would be the garages. For whatever reason that was the one thing that made me want to lease at the community. The apartment was gorgeous. It had a flair about it. It was not straight line and common. There was an arch doorway leading to the guest bedroom and bathroom. The computer desk was impressive and having ceiling fans brought about a comfortable feeling.

This community is located in prestigious Kingwood. The community had very reasonable prices and all the amenities one could ask for.

The apartment community was very clean, neat and well maintained.
