Overpriced, out of date, and just sad.

My family and I live here because we have no other choice; it costs so much to move in Texas in application fees and deposits that they know they have you over a barrel once you move in.

First off- the appliances in the apartments are *old*. Definitely the originals that were installed when it was built in 1986, and they weren't top of the line then. They are energy inefficient, barely functional, and ugly (70s mustard yellow stove/oven and offwhite "textured" refrigerator). Also, we live in one of the biggest apartments and have a tiny refrigerator without even a functioning ice maker. It's shocking that you're allowed to advertise luxury while offering near 40 year old appliances. The faux granite-look spray coating used to "upgrade" the counters is better than the scratched and stained offwhite that was there before, but it hardly helps when the appliances are so bad.

The carpeting is disgusting- old, matted, and installed over a lumpy floor. There are spots I can step in my living room that honestly feel like I might step through the floor, it sinks so much. The vinyl for the kitchen, bathroom, and entry is recently "upgraded", and it would be pretty if, again, the installers had bothered to level the floor. I very much doubt the people who laid it are professionals. As a result, the floors are lumpy and already curling at the edges at barely over a year old.

Our apartment leaked air from every door and window when we moved in- there was a visible gap around the front door, even. Weatherstripping was installed when we requested it, but really- why did we have to? How is that acceptable to offer anyone, ever?

The exhaust fan in our bathroom was clogged with dirt and dust when we moved in, and burned out shortly after- obviously the apartments are not thoroughly cleaned between tenants(more on that later). Ironically, those things *are* included on the checklist you must fill out when you move in, that you are expected to clean when you move out. I assure you, I won't be.

The apartments lose water on a disturbingly frequent basis, and occasionally power as well. One time we were without hot water for 4 straight days. Rarely are we ever warned in advance. When advance warning of inconvenience is given, they rarely stick to the quoted timeline. The "upgrades" that were installed about a year or so ago took twice as long as they said, and for a big chunk of that time we weren't allowed to use our kitchen and bathroom counters at all. Imagine how much fun that is for about a week- no counter tops and mouths to feed.

Finally, the clincher- our apartment had roaches *when we moved in*. I was working during the move, and did not see them until we had already signed a lease- when I came home to it the first time, I found three roaches trying to drink a single drop of water in our kitchen sink. Repeatedly, we have asked for them to be taken care of- repeatedly, we are told something is being done that solves nothing. I read another review where they responded that the complex is treated weekly by professionals- that's a lie. They may treat people who ask for it once a week, but the whole complex has never been treated in our *years* here. Since we started trying to fight them ourselves instead of arguing with the office about why their nonsense isn't working, we haven't been treated in *months*. It's almost certainly one of our neighbors that isn't doing anything to fight them, but if they don't make everyone submit to treatment all at the same time, over and over until they're gone, nothing will ever help. It's disgusting and it makes me angry how much we pay to live with vermin.

On top of all this, they will raise your rent by at least $100 a month every time you renew your lease, without offering any kind of added value for your dollar in your own apartment.

The people who work in the office are usually friendly and helpful, and I don't really entirely blame them for the glaring shortcomings of this complex, or for the host of misleading, likely phony or paid reviews on the complex's own website. I'm honestly afraid to put my name on this, or I would add mine to the one honest Google review that exists. I don't want my family to be evicted from the only place we can afford to live for telling the truth. Holding these people accountable for those who pay them for a place to live is the only way conditions are going to improve here. Other residents, please speak out, even if you have to do it anonymously like me. Don't let other people get ripped off, not knowing what they're getting into.
