Good place for life

Nice place area near of everything

This is a good place to live, but the apartment maybe only my apartment need be fixed. The kitchen is too old, the bathroom toilet are not the most adequate, and the air conditioner has problem with the air flow in two bedrooms. Also the bathrooms cabinets are too old. The time to take to assist in a maintenance call is too long, but we can understand that they don't have a crew of people to assist many calls with a lot apartments to support, but this is important. They have an excellent persons in the administration and very professional, including José and his partner. Every time they assist you with a great smile in his her faces and available to assist you at any time. Although I'm living here in Lincoln Vineyard with this mentioned difficulties, I would like let you know that I can't talk for another Renters that may be have an excellent apartments and may be my case is an isolated case.
Every customer like pay for a good service and product. Sometime we need a good place in where you can feel comfortable and this place can give you what do you search, due the place is near of good schools important , banks, supermarkets, Grapevine historical city, restaurants, Malls, etc. etc., etc. Keep in touch.

Property old and rent is expensive

lived here 5 years. Property is deteriorating quickly. Rent is high, and it keeps increasing but the property amenities have not grown at the same pace. I stay here because my kids attend GCISD schools so it is convenient. Currently maintenance requests take a while to get competed. The staff is friendly but the turnover has been higher than I expected. It is a safe place and the location is a good one.

It is a nice, quiet place to live. Myself and visitors could always find a parking spot close to my apartment. The maintenance and office staff are professional, knowledgeable and informative of the property. If you can afford it, this is a great place to live. I enjoyed and was very happy living at Lincoln Vineyards

The apartments are being remodeled and they are doing a lot of updates. They are nice apartments, but still a little pricey.

The property seemed extremely well put together. I liked the ability to have accent walls painted in the apartments. The model apartment appeared meticulously put together. The colors of the model and of the clubhouse were all very stately and soothing. The interiors of the office/clubhouse and the model apartments did a lot to sell the property.

could use improvements

The work out room is small, with very little equipment, making it inconvenient to work out when you want, because everything is always already taken, and the pool is small too, as much money as we pay for rent, there could be bigger facilities for the residents. The trash cans around the complex with doggie trash bags frequently run out of doggie trash bags and are not replaced in a reasonable amount of time. It has taken over two weeks to get repairs done at my apartment on more than one occasion, and I've asked to have the heating/A/C fixed, and after 3-4 requests was told there was nothing more they can do due to the way the apartments were set up, just crack your door for airflow throughout the apartment. This is an unacceptable answer. For the amount of money I pay, I expect better service and a nicer community. I mean, it's not terrible, but we pay enough to get better. My ex's apartments are only slightly more expensive, and they are extravagant, with two large pools, two large workout rooms, and laundry rooms and even a carwash on the premises. Plus it is a dog-friendly community, and there are no issues with doggie bags. And yes, I will move elsewhere in the future. Thank you.

To address your concern with amenity size, we do have a smaller Pool and Fitness Center than some of our neighboring communities. Our amenities were built to accommodate the 220 homes within our community back in the late '90s. Normally, the size of the amenities is not a problem for our residents- but I understand that on some occasions like summer holiday weekends the pool can definitely get a little crowded. We maintain a 2 guest per resident policy in order to try to ensure we always have room for our valued residents.

In regards to pet bag availability, our policy is to stock our pet stations once a week. But we totally understand that some stations are used more frequently than others. If the station you use is running low, I urge you to contact the office and our team will restock it immediately.

And lastly, I would like to address your concerns with service requests. I agree that it should never take two weeks to address a service request. Lincoln Property Company has a 24-hour service request policy, meaning that a service technician should be out to review your issue and normally can resolve within that time-frame. The exception to this 24-hour policy would include waiting on a special part to be ordered, or if our Service Technicians have exhausted all efforts and we have to contract an LPC-approved third party contractor. We often rely on our third party vendors for diagnosis, recommendations and/or repairs that are outside of the norm. As we all know, summers in Texas can be dreadfully hot and a definite strain on any AC unit. There are several ways cut down on cooling costs and strain to your A/C system including: closing the blinds, putting up lined drapes, requesting a filter change more frequently, leaving ceiling fans on during the day, and keeping interior doors open to promote better airflow.
