Staff is awful, maintenance is great.

Do not rent here, it’s a chaotic mess of smoke and mirrors. Basically it boils down to: grounds are pretty, apts are OK, office staff is awful, and maintenance is the best part. Its expected rent will go up annually but it went up almost $100 last year. There are apts in the direct area you get a feeling of home a community should result in. The lease is a solid 12 months, you are expected to decide a year ahead of time whether or not you will be living there the following year and if you decide to rent again make sure you will be there the entire lease, there is no break lease fee or a simple out, you have to pay a fee to have someone sublet – if you can find someone. The pet rent isn’t that much, but pet deposit is nonrefundable and isn’t for move-out cleaning or damage fees. Carport is a separate fee, but parking is a nightmare so I recommend definitely getting one so you always have a place to park. The lease is gargantuan! And every time you re-sign you will sign it all over again. Make sure to read it all, ask for a copy to be sent to you prior to move in, there is a lot of fine print that you may not want to fight later. The apt is nice, though the turn overs for move-in are shotty. There was a list a mile long on my move in sheet. The smells permeate horribly through the walls - the entire time my apt smelled like cigarette smoke from my neighbors and there is nothing that can be done about it. The noise was awful too, the upstairs neighbors sounded like they worked out at 1 am every night and they did construction in their apt during the day. Water flow and hot water wasn’t awesome. Stackable washer and dryers were tiny and didn't work very well. Amenities - The clubhouse is newly renovated; however it took a year(?) to build so the "office" was in a townhome on the property and if you wanted to use any of the amenities you had to go across the street to the sister property. Now that it’s finished it is nice, but superfluous as they have 9(?) TVs behind the front desk; the front desk that no one is ever at. Maintenance - amazing - very nice, respectable... except very limited resources. They are restricted by the budget and what they can replace and what they have to put a band aid on. We lived with a gas stove that leaked gas for up to a minute before the pilot lit because they weren't allowed to replace our stove. If you put in a maintenance request expect it to be closed without notice... most of the time they actually address the maintenance issue at hand - but no guarantees. Some of the issues I had to take care of out of pocket (yellow jackets, ants, light bulbs, batters in smoke detectors) Again, the maintenance staff was very professional, well liked, kind, and respectful - over all their customer service went well above and beyond any of the office staff's. Grounds - they are pretty for sure. And for the most part they are kept up pretty well. Landscaping is okay. Sidewalks aren’t always well salted in the winter, snow removal is slow, trash removal is slower. Office staff - Awful. No customer service. Disrespectful. Rude. Lazy. So much attitude. I have never had a great experience working with them. The manager often comes in to the office in yoga pants and shirts that are too small with stains on them, no professional appearance or attire in sight - her hair in a messy bun on the top of her head like she just rolled out of bed to go to a mid-morning class at University. If you call, there will probably not be an answer because they rarely answer the phone, there is no voice mailbox set up, and the after hours phone service is just as snotty and rude. Move Out – Everyone is busy so the response/assistance time is very slow to nonexistent. They will show your apt to prospective clients because they don’t have a model – that is really invasive. Their move out list states your apt has to be up to “management’s standards” to avoid damage fees – but those standards are not outlined in detail, so it’s a your-opinion-against-theirs situation after move out. Make sure it’s not in anything worse than “normal wear and tear” condition. It’s been an exasperating experience; I am really glad to be a home owner after this fiasco. I would not recommend this community.

Not worth the price

I love the location but strongly dislike the management, quality for price and the overall need for repair. Three separate occasions in different months the office has had no phone service or internet. During the time the phones are down you can leave a message. Three times my messages were never answered. Our unit has structural problem and the whole foundation has shifted. Our bedroom doors will not stay open and you cannot put anything up against the wall (dresser, bed, chair) that connects to the other until because the lean is to bad. The flooring that has been put down is lifting and bubbling everywhere. They did put out an email that they could do a kitchen upgrade but would have to pay more. The sub floor in our bedroom literally has a disconnect and bounces when you walk on it. There is a horrible repair for what I assume was a leak on the living room ceiling. When we looked at the unit there was a leak from the roof in multiple locations and we were told it would be repaired. It was not. The stains on the ceiling from the leak are still visible and the front porch overhang is caving in. There also was another leak in the upper roof that came into the bedroom. The wall in the area of the leak is crumbling off and smells of mildew.

If you are ever late with you rent expect a notice on your door, the threat of eviction and legal action. We are talking 3 days late and they have the inability to work with you. Three months after you move in they want you to sign your next years lease. There is incentive to sign early but if you don't they show your town home to potential renters.

The maintenance has always been kind and are responsive. The manager is rude and seems to not give a care about her job.
