POOR MANAGEMENT PERFORMANCE
8 Dec 2012 - Paper work filled out. Accepted. No problems.
12 Dec 2012- Moved into Trails Apartment complex. No problems. (all move in deficiencies fixed within timely manner)
8 Aug 2013 - New weather Stripping installed on front door.
8 December 2013 - Heat pump needed fixing. Not working properly causing outrageous electric bills.
January 2014 - Gray Star acquired Trails of Lenexa and renames to Estancia at City Center.
March 2014 - Maintenance request about a noisy faucet.(Crew floods entire kitchen and half of dining room when attempting to fix problem. Left a large area fan in apartment for a period of 4 days before removing. Required me to come by front office to lend key because of Tech losing his copy.)
-Requested that I be compensated for lack of utility in apartment for those days.(Was told that a $100 discount covering the prorated rent for those days would need to be approved. Zero follow-up from staff. I initiated the conversation pertaining to discount upon my lease renewal where the manager Kaci Brown said she got it done. Applied to move in costs of new apartment.)
28 March - Move in date to bigger apartment in Estancia renewing lease.
12 April - Maint Req by email for lack of cold ac
18 April - crew come out and replace parts on unit(leaves trail of dirt and wood chips to my thermostat in the apartment.)
22 April - Phone office to complain of lack of cold ac again. Unit will not cool properly. (Crew comes out and replaces more parts, more dirt in my apartment when I get home)
26 April - AC still not working(date of review and forwarding to all commercial review website, management at Estancia, and Gray Star.)
Overall, this is a nice place to live if you remove the management and the techs from the equation. The property is in a great location, and has a cool resort type of feel. Nothing comes without a cost as we all know. Upon change of hands to Gray Star this community has fallen down hill very fast. All of my friends that live here have also had equal or greater problems when dealing with the simplest of tasks. The property stewards plainly do not have their stuff together. I would not recommend this as a location to live simply because there is a plethora of other choices out there that are comparable, but with the backing of better management. I feel that with the property will be going further down hill and will become the slums of the area given enough time if there are not drastic improvements made to process in the management team. Friends, roommates, and myself all agree that their performance has been horrible.

The appearance of this community is comparable to a resort. The exterior and the pool were beautiful. The apartment bedrooms were a wonderful size for two people. I think the price is comparable to other similar communities.

The community is well worth the money and well kept. The curbside appeal is very eye catching. The apartments are large and cozy. I would definitely recommend a friend or family member to lease here.

The community was very classic and high end. The look was really lovely inside and out. I personally would have no problem living there. The leasing professional should slow down, and I feel sure she would have if I had asked.

This apartment community is outstanding and more closely resembles a resort community than an apartment complex. The property is lovely right now, and when all of the renovations are complete, it will be spectacular.

This complex has excellent curb appeal. It has beautiful grounds and landscaping, and the pool area is being expanded for an ever more impressive appearance. It has all of the latest amenities including exercise room and offers a very nice clubhouse. The apartments are stylish and modern and have amenities like a washer and dryer in unit that make them seem more like condos than apartments. All in all, this is a very appealing community.
