Love the hammocks

Best walking trails and fishing spots in Savannah. Best rated schools in the state and all are within walking distance of this complex if you chose not to ride the bus. There is also a Library, YMCA, Private Dance School and Park within walking distance. A good bike ride away is Walmart, Publix, and several awesome homegrown restaurants. The wetlands hugs the back of the property and invite many wonderful species of birds and wildlife. This magnificent canopy can all be viewed with the right apartment. Colonial Grand at Hammocks is a gated community which gives a feeling of home for all who enter. Centrally located so one direction leads into Downtown Savannah and the opposite direction leads to the Tybee Island Beach, in just a quick ten minute drive. Living here in this community makes me and my child feel like we are always on vacation. One any given day, we can walk, ride bikes, hike onto surrounding isolated islands or find a wonderful place to fish. This community is nestled between Wilmington Island and Thunderbolt Georgia. A new library opened up this year and is within walking distance. Many residents either take advantage of the clubhouse gym onsite or obtain a membership at the YMCA. The pool is well lit at night and is accompanied by a gas grill accessed easily by those wishing to dine by the pool. Tennis Courts and a car washing station also mark the list of ammenities in this complex. Each home can be accommodated with a dryer and washer making laundry day an in-home event. Pet friendliness is also afforded here with many green areas and supplies to keep our grounds beautiful. Last but not least, is the wonderful boardwalk leading across the wetlands for everyday walks and adventure.

Stay Away!!

I would never recommend this apartment complex. Not only did we have to live with bugs and experience rats but things did not work properly, the apartment complex, apartments, and amenities are dirty, outdated, and worn down and to top everything off the office staff has terrible public relations. Any time we wanted to get something done we would have to call the corporate office. Here are just some of the experiences that my roommate and I encountered in the year we lived there:
1. I found a dead rat in my bedroom floor that thank goodness my cat had already killed. When I called to get someone to remove it and clean up the blood from my apartment, the staff was all tied up and would be for the next few hours.
2. While we were paying extra for pest control services the bugs never ceased in addition to a cockroach infestation (big and small roaches were seen- one of which was crawling on me while I was asleep; I killed it, turned on the light, and found that it was a small dead cockroach!).
3. Our air conditioning was broken throughout the "dog days" of summer (july and august) and while maintenance was coming out to fix it promptly when we called, it would break the next day or two days later. After this happened for a month we were beginning to get frustrated and asked why "the part" they said they were waiting for to fix our AC had not come in yet, the maintenance man proceeded to tell us that "they could not replace the AC, fix the possible leak (so they lied to our faces about a "part" they were waiting on when there was never a "part" ordered), or even analyze the AC to see what the problem was and that they were told to only pump coolant (or some other gas or liquid) into the AC for a quick fix."- those were his exact words.
4. Walls are very thin. Not only could we hear the neighbors above us but we could hear the neighbors on both sides (across the breezeway even) and behind us (we were on the first floor). Very thin walls. If I had wanted to, I'm sure I could have heard what my neighbors were always arguing about.
5. Don't plan on grilling at dinner-time in the winter months when the sun sets early or night swimming. My friends and I were using the grills one night in November at around 5:50 pm as the sun was setting and a maintenance staff member came and said that we needed to leave because the pool area is closed at dusk.
6. Poorly kept up exercise equipment. The ellipticals and treadmills were dusty and looked like they had never been cleaned. The ellipticals make a loud popping noise when in use and the treadmills were both broke from since July of 2014 and were still broke when I moved out in December of 2014 with signs that were placed on in July saying that they would be fixed by next week. I went to the gym daily (to use the ellipticals that popped-if you don't push down of the foot pedals too hard you can make the pop quieter and not as annoying) and I never saw a mechanic come in to take a look at the treadmills. We paid extra for the gated community, however the gates were broken and remained open from May to December. Also, they opened the screens in July so painters could easily access the porch because they were re-painting the exterior of the apartments but no one came back to fix the screens until September after my friend called corporate and complained because she could not sit on her porch due to the massive gnats and mosquitoes that live around the marshes in Savannah.
7. The ONLY positive experience that I had was that my friends lived next door in the same apartment complex so we could hang out at each others apartments and carpool to class. All of my friends however are leaving for similar reasons that I am (apartment complex isn't nice enough to counter the poor public relations of the office staff.). With that being said, my roommate and I were thinking about re-leasing for another year so we didn't have to move our things and our friends lived beside us and we could continue carpooling; however, we we got our rates for releasing they had increased our yearly rates by 14%!!!! My roommate and I have never made a late payment and kept our apartment very clean so we thought they would honor us as good tenants and reduce the rates to 3% since that is closer to the average increase in rates upon re-leasing and they said that "There is nothing we can do. It doesn't matter if we were good tenants, the prices depend on the month that we are re-leasing."
8. They will nickle and dime upon move-out and even make up damages to get more money. If you have a pet (even if it is a cat), the $350 pet deposit is a "pet privilege" fee and you will never see the money again even if they claim pet damages. There is a $10 pet monthly pet fee that I paid monthly for my pet cat (or so they said they were charging me for this). Every month I paid $10 dollars extra on my rent payment than my roommate for a pet fee that I was told I would be charged. When I went to move out they charged me outrageous charges because they claimed there was a pet smell when maintenance did a walk through!!!!!!! I have an indoor cat that has never stepped foot outside and DOES NOT smell. A completely subjective claim that I tried to counter with corporate but it is a "he said-she said" charge and Hammocks is claiming that they smelled a pet smell. I could not use the fact that I paid $10 a month to counter the charges because they said they actually forgot that they had told me they were charging me a $10 pet rent and that I was never charged. So I paid $10 extra for my pet rent for nothing and still had to pay spurious pet smell charges. They showed no compassion and did not even try to work with me once they discovered I paid and they had made the mistake and did not charge me for pet rent. Word of advice-if you decide to move in do a walk-through with maintenance before you leave so you know what they are seeing/smelling. In addition to pet fees they charged us outrageously because we did not professionally clean the carpet and also because they claimed we did not wipe down every nook and cranny!!!!! I spent hours cleaning the apartment but after the steep charges that they charged me, I might as well have not even tried to clean or vacuum when I moved out.

For me, if I would go back a year ago I would have either paid a little more and stayed at the nicer apartment complexes off Johnny Mercer Blvd or I would have paid less for the same experience at Vera which is a quarter of a mile down the road so I would still have the same location and I could have saved money. I feel like apartment complexes for the most part have problems so I would rather live somewhere with excellent office staff with great public relations to make the problems (bugs, rats, broken AC's and amenities...etc. more bearable. I hope this was helpful.

Terrible Management. Hidden Fees.

Terrible Management: Since Brian Recently left, Bethany does a poor Job managing the apartments. There are a bunch of hidden fees it is amazing. There is a new system in which the water you are charged is not the water you use. It is an average of the overall apartment use, so one bedroom apartments take notice. 

One month I was charged for electric use and I pay directly to Georgia Power. If I did not noticed I Would of payed extra money for no reason. 

The trash is far away from the apartments, so get used to making long trips with the trash bags.

Finally, again the new management is not able to read and answer important emails claiming they receive 300 emails a day.... For that reason I am being charged a late fee of 150.

The pool was closed for several days because it did not follow some of the local codes. 

You are charged a one time of 25 dollars for getting the gate open key, which malfunctions every couple of months. I had to walk to my apartment and leave my car on visitor parking a couple of sunday nights...
