This was an income restricted community. It was well maintained, and all staff members were friendly and engaging.

The community grounds were in good condition. The lawns were trim and well maintained.

This is a nice, clean community. The amenities are plain, but they are about to start upgrades.

I lived in Valencia Forest apartments for about 2 years. I was very satisfied with my stay. The apartments were spacious, and very kept up. Whenever I had a problem with anything maintenance would respond within 24 hours and fix the problem. The pest control was done on a regular basis, so I never saw any pest in my apartment. The staff down at the office were always polite and very attentive. Overall, I highly recommend this apartment complex.
The reason I didn't give this apartment complex 5 stars was because I wasn't happy with all of the fee's that they tacked on to my rent each month. They charged me $75 for cable, and told me that I was not able to go elsewhere for cable that I had to buy their cable package or have no cable at all & they don't have different levels of packages, its $75 and thats it, or you just don't have cable. Also, I don't like how they charge me $50 a month to keep my pet after I paid a $400 deposit to have her here. They also charge me $50 a month to rent a washer and dryer from them, which personally I feel should have been included in my rent.
The reason for my move is because I'm moving into a house that has a garage and a yard.

The leasing agent was personable, genuine and experienced, and based on his presentation I would have happily leased here with him.

I believe that the leasing professional was super busy before and after our visit that he could not really take or enjoy the time to show and describe the benefits of the apartment to us. He also was not very energetic on the phone either. I understood that he was new. I also think that the office staff was a little short staffed. The apartments should look almost similar to the leasing office and also have accent walls to give them more character.

My overall experience there was a good experience. The apartment community was a pleasant place to be and I felt very comfortable. The leasing professional did a good job in creating the atmosphere for me to want to call this home. The residents were enjoying their living environment.

There was no professionalism or respect in the office at all.
