The only reason I would not be quick to recommend the building is because of my comments above about the conditions OUTSIDE of the building.
Thank you for providing your feedback. We're certainly happy to hear that you enjoy the building. We also understand that the neighborhood is an extension of the building.
While we are not able to control as much about the surrounding area as we are able to control inside the building, we have made efforts to address the concerns you expressed.
In addition to the 24hr guard service inside the building, we have always had an additional guard who patrols the exterior of the building throughout the evening. This week, we added another guard during the daytime hours, who is posted outside only and is responsible for keeping the perimeter (alley, 5th St and Spring St) clear. It is our hope that this will eliminate the presence of the issues you describe.
We have also been working with the Community Business Improvement District (you may have seen their patrol officers in the green polo shirts throughout the neighborhood) and the LAPD to address these same issues.
We will continue to look for more ways to better control the neighborhood activity - but in the meantime, please know that we share your concern and are working diligently to address it.

I have recommended to a young woman we met and she did come by- I think the rent was too high for her. There truly isn't much to dislike- the building is attracctive, a very good location, but high rents become discouraging.

I assure you that Lofts at Security Building is a very well maintained building. We have a staff of 3 Maintenance employees who are on-site 6 days per week to ensure any issues that may arise are promptly resolved. We also contract a janitorial company to clean the common areas inside the building as well as the exterior perimeter 7 days per week. We perform preventative maintenance on building systems per manufacturer recommendations and on individual apartment systems (HVAC, Fire Life Safety, Etc) twice annually.
Our apartment homes are priced according to the value we offer as compared to other buildings in the market - and it is reviewed daily. I am confident that with very little research, you will find us to be very competitively priced.
Lofts at Security also performs several upgrades each year. In 2015, we installed a new controlled access system, replaced the business center computer with a MAC per resident request and renovated the Media/Game Lounge. In 2016, we are currently repainting all common area hallways and stairwells - and replacing all common area signage. We will be renovating the wifi lounge, replacing the flooring in the business center, adding additional fitness equipment in the gym, and installing an in-wall filtered water dispenser in the gym as well.
Aside from all of these improvements, we also offer our residents monthly resident functions, which give them an opportunity to meet their neighbors and enjoy a sense of community.
Hopefully this provides you an understanding of the value offered at Lofts at the Security Building as compared to other communities in the market.

It is reviewed daily and guided by pricing software, which is used by the majority of professionally managed communities. I am confident that with a minimal amount of research, you will find our pricing to be very competitive with regard to the value offered.
With regard to maintenance of the building, I assure you that Lofts at the Security Building is a very well maintained building. We employ 3 full-time maintenance associates who are on-site 6 days per week to ensure any issues that arise are addressed promptly and professionally. We perform Preventative Maintenance on all building systems according to manufacturer specifications and on individual apartment systems twice per year (HVAC, Fire Life Safety, Appliances, etc). We also contract a janitorial company to maintain cleanliness of all interior common areas as well as the exterior perimeter, 7 days per week.
In addition, we perform many capital improvement projects in the building each year. In 2015, we installed a new controlled access system, renovated the media/game lounge and replaced the business center computer with a MAC per resident requests. In 2016, we are currently re-painting the common area hallways and stairwells and replacing all common area signage. We will renovate the Wifi Lounge, replace the flooring in the business center, add additional equipment to the fitness center, install an in-wall filtered water dispenser in the fitness center and perform some plumbing upgrades.
In addition to these projects, we host monthly resident events, with food, drinks and entertainment - to provide residents an opportunity to meet their neighbors and to create a sense of community.

The leasing staff is generally friendly, enthusiastic, and pleasant to work with. Please keep hiring people like that. Please put more lighting in East side of resident parking. Please provide separate remotes for TVs in the fitness center. It's difficult to turn them all off with just one remote (2 go off, 1 stays on, try to turn it off, 1 more comes on.) Consider putting a clipboard in the fitness center to make it easier to report equipment in need of service. I'd like the ability to unsubscribe from the community newsletter. Please spell check the signs posted in the elevators.

Leasing agents are great, especially Evonnie and Kanika! Only concern is that the street on the Spring Street side is always dirty or smells horrible. I am not sure if this is the city's responsibility or yours. A lot of people end up not signing a lease because of this.

You are doing a great job. Friendly staff and great place to live. My only suggestion is that I wish my building had a rooftop. Not necessarily a pool, but a patio rooftop lounge would put it over the top. Thank you.

We could have a few days a year for donating clothing to different missions or the Veterans Association. The recycling room could be an easy drop off location for residents, and an easy pickup location for the charity.
