1. Buildings are in 'dire' need of paint! 2. Hallways need to be blown out after grass cutting, and under the steps on some type of regular basis. 3. Window shutters are falling off the buildings and not being replaced. 4. Area round dumpsters is a health hazard and is not cleaned on frequent basis.

The gates don't work properly. The new speed bumps are a huge problem. There are way too many & are in awkward places. When I issued my complaint the maintenance mgr. was rude & insulting. I love the grounds but I wish we had sidewalks. If they remove 1/2 of the speed bumps, my ratings below would improve 1 in each area & I would recommend.

- Pest & insects during summer. - Consistent rent rate increase for all the residents based on sq. feet & br, instead of market rate.

Pro: 1. All staff are professional, friendly & responsive. 2. Convenient location. 3. Lawn (and some landscaping) is well-maintained. Con: 1. Some interior & exterior are very worn & tired looking. 2. Same issue with some of the lights (parking lots & hallways) 3. Gates are often broken and of qustionable value.

- HVAC is too loud! Time to replace systems? - Signage w/in community is not sufficient - Building #s are small and should be illuminated -- it's always difficult to receive new guests. I need to stand outside and wave while directing them by phone to my bldg. - Landscaping near Three - Chopt mailbox needs attention - big muddy puddle & overgrown shrubs. - Apts are not sound-proof enough -- upstairs neighbors are too loud.

Stairwell and entry needs to be kept cleaner (spider webs, dead bugs, dirt, etc.). Lighting not bright enough and is gloomy. Stair railing always peelings. Need to be painted right by sanding, priming, painting. Green is ugly. More grills with easier access would be nice - maybe a few put in at each building. Community garbage bins are not clean. Further more, recycling is not kept emptied and is dirty and always full. In both of these, we feel this is a health issue of great importance.

1. Trash kept outside for valet service creates lots of smell and marks. 2. Speed brakers are not marked properly. 3. There should be more street lights. Some areas are too dark in night.

Excellent rental office staff! Special recognition to Mina & Jennifer! Superb care and friendly personalities! Excellent & friendly maintenance staff. They always take care if any issues "ASAP" and leave a kind comment on the notice in my apt. when finished! Love this place!

- Rent for long term residents: rent increase each year should be considerable to long term residents. - Play area for children: A play area should be allocated for kids (not toddlers). - Garbage disposal: so many rules for the valet trash to be picked. There should be a choice to opt out of valet trash since residents have to dispose some of trash due to so many rules. I see no point in paying for valet trash & carrying trash myself.
